ISPT is one of Australia’s largest unlisted property fund managers with over $20bn in funds under management and a portfolio of over 130 properties across Australia, including office, retail, and industrial buildings. They partnered with Gurru in 2021 to optimise their waste management processes and achieve sustainability goals.
The Challenge
ISPT received only basic waste data from their existing provider with no meaningful insights or actions. There was minimal data validation nor cross-checking of supplier information, resulting in inconsistencies and integrity issues. The complexity of the portfolio necessitated a customised and experienced approach to waste data and optimisation.
The Solution
Gurru implemented Bintracker’s supplier waste reporting tool to provide rigorous data validation, challenge suppliers on the accuracy and quality of services, and enable Gurru to generate optimisation opportunities. ISPT gained access to the powerful and easy-to-use reporting dashboard providing detailed and actionable insights. A live portal was created for all tenants across all sites, to provide insights and reporting compliance.
Gurru provided waste and analytical expertise as part of an ongoing strategic advisory service, developing tailored waste management plans, site-specific recycling and organic stream plans, service optimisation strategies, and ongoing monthly reviews across the portfolio. Comprehensive reports were provided and reviewed with all key stakeholders in monthly meetings to identify roadblocks and opportunities for improvement.
The Outcome
Since working with Gurru, ISPT have realised over $125,000 in savings with a further $94,000 projected through service optimisation and operational efficiencies.
They were able to make measurable progress towards their NABERS Waste rating targets by implementing new waste streams and engaging tenants in sustainability initiatives. They have gained clear insights into every individual site’s waste stream and output. Organic waste collection has more than doubled and landfill waste decreased by 14.6%.
With clear data, understanding and objectives, ISPT now has the tools to achieve their waste diversion and minimisation goals.
