Client Overview
Quay Quarter Tower (QQT) in Sydney, managed by Dexus and owned by Dexus Wholesale Property Fund (DWPF), Mirvac Wholesale Office Fund (MWOF) and Rest Super, is a highly sustainable building, with a focus on customer prosperity, climate action and enhancing community. QQT was the recipient of the the 2024 Rider Levett Bucknall Innovation & Excellence Awards for Best Sustainable Development. QQT management were seeking assistance to achieve a 6-star NABERS rating.
The Challenge
The owners’ commitment to sustainability is clear in their investment in reusing existing materials and hiring environmentally focussed contractors for the development of QQT; however, they needed access to detailed and accurate waste data and more focused operational strategies to achieve their ambitious sustainability targets.

The Solution
Gurru provided QQT with a comprehensive multi-step solution:
- Introduced Bintracker scales and waste intelligence software to get access to accurate waste data in real-time with tenant-level insights.
- Analysed the data using Gurru’s deep waste industry expertise to create actionable insights, including writing a new in-depth waste management plan including the inclusion of new waste streams.
- Ongoing monthly performance reviews for both the building management team and the cleaning provider to review data, identify issues and opportunities and plan for improvements.
- Created waste engagement programs to educate and inspire responsible waste practices with tenants, including tenant-specific data portals, educational workshops and quarterly tenant-level waste reports that encouraged friendly competition to achieve sustainability targets. Tenants were also given a direct point of contact to access Gurru directly for questions or concerns.
The Outcome
The ability to access accurate data, introduction of new waste streams (such as dry waste), education of tenants on using the correct bins, decrease of contamination in the recycling, commitment from their cleaning company, and the ongoing operational improvements all contributed to recycling rates going up from 70% to over 90% in one year, well above industry average. Educating and getting buy-in from across the building owners, managers, cleaning company and tenants significantly enhanced QQT’s ESG performance.
QQT achieved a 6-star rating in February 2025.
